Condensation is the culprit for this rusting metal panel, in spite the owner's excellent maintenance of the roof panels against leaks and rust. The owner also took steps to control condensation inside the building. His efforts helped, but the condition moved faster than one could imagine. The above hole developed under three years! 1. Inside vapor barrier had broken down over the years, allowing interior moist air to collect on the underside of the roofing panels. 2. The panels began rusting around the fastener hole edges, allowing leaks to start. 3. The insulation of the vapor barrier collected water...condensation worsen and the rusting process accelerated Because the owner had approved high quality roof coatings and primer, his problem could be resolved by addressing the culprit hole edges. The result is a five year warranty against leakage with no interior vapor barrier costs.........

In this case the vapor barrier inside is intact. The panels are rust resistant....the fasteners are not because of their installation characteristics. Again, this situation can be controlled.
